Livelywood Timber Frame Homes, a division of Lively Custom Homes, LLC, is a full service, custom home design-build company offering precut timber frame and insulated wall and roof panel packages.  With over thirty-five (35) years of timber frame experience, we can provide design services, delivered precut packages, weather-tight construction and turn-key projects.

Timber frame options include choice of wood species, housed joinery, traditional mortice and tenon or exposed steel plates, King or Queen Post styles and Hammer Bents for the entire house or Great Room or accent elements for the exterior gables and porches.

These Olde World timber frames are combined with the modern technology of energy efficient, structural insulated panels (SIPs) for the walls and roof, meeting or exceeding local energy codes.  Precut for all windows and exterior door openings, SIPs are installed onto the outside face of the timber frame for an uninterrupted envelope of insulation over the entire structure.

SIPs are made using an EPS or Polyurethane insulation core sandwiched between two (2) layers of OSB and are available in various thicknesses from 4½" to 12⅛" and sizes from 4' x 8' to 8' x 24' with R values ranging from R-16 to R-45.  In keeping with being Earth friendly, the SIPs are manufactured w/o any CFCs, HCFCs, HFCs or Formaldehyde.  Coupled with Eastern White Pine timbers, a fast growing renewable resource, our frame and panel packages are considered "green".
