Livelywood Designs provides designing and drafting services from concept through construction with finish details for your one-of-a-kind custom home, including the services listed below.
Design Interview with Site Visit
As the first step, a meeting is set up to share information about the project and the priorities of the client, including:
- size of structure(s)
- basic layout of floor plans
- position of structure on the property
- interior and exterior finishes
- any other relevant information to aid in the design and layout
You will be asked to provide a topographic map of the property and any restrictions associated with the lot after which a meeting with be scheduled to take photos of the site and to discuss placement of structure.
Concept sketches
Once all information and photos are gathered, basic floor plans are developed, along with a Front or Rear Elevation showing the proposed room layouts and sizes, plus the exterior finish based on your input. Two sets of drawings are presented for review and red line changes.
Final Drawings
Scaled floor plans and elevations, based on your final changes , with two sets of drawings presented for final review, signature and approval
Construction Drawings
Construction drawings will be prepared in compliance with local and/or State Residential Building Codes, as outlined by the governing Code Enforcement Office.
Scaled drawings for construction include:
- Floor Plans of all levels with dimensioning
- Foundation Plan with Specifications
- Floor Joist Plan with Details
- Elevation Drawings
- Window and Door Schedule
- Interior and Exterior Finishing Schedule
- Plumbing Fixture Schedule
- Cross Sections and Details
- Basic Electric Schematic
